You’ve reviewed all the advantages of buying a modular home over a traditional site-built home and realize that modular is the way to go.  Most modular homes are marketed through independent builders or dealers. Now the time has come to select the right builder for your new house.  You are about to invest in the provider of one of the largest assets you’ll ever purchase for yourself or your family and you want to make sure you select carefully. The following is a brief checklist of things to look for as you choose Mr. (or Mrs.) Right for helping make your new home a reality.

–Is the builder focused on meeting your needs?

Your builder will be responsible for many of the products and services involved in creating your home.  One of the biggest factors to think about is how well they can help you customize the house to meet your needs and budget considerations.  Some builders offer the flexibility of full-service support from start to finish. They can help you find, design, finance and eventually move into the newly-constructed modular home.  This can also include helping you find a location for your home, or providing construction services on land you already own or on land developments they can offer.

–Does the builder have a good track record?

Get references, check review websites, talk to people about how the builder has worked in the past, their years in business and the quality of his or her projects. The builder will be in charge of a variety of different areas, including securing necessary building permits for your home, preparing the jobsite, pouring the home’s foundation, coordinating delivery and installation of your project and completing anything additionally necessary to put you in your new dwelling. Make sure your builder is competent in all these areas. It  can quickly become apparent if he has under-delivered to the customer if you take just a little time to do your research on his experience.

–Is the builder licensed?

Residential builders are generally licensed by the state in which they’re building and usually are required to complete certain requirements before obtaining licensure.
